Where is Sterling on the Lake located?
Sterling on the Lake is a 1,000 acre residential master-planned community located northeast of Atlanta in the city of Flowery Branch, approximately ten minutes north of the Mall of Georgia and Lake Lanier Islands just off I-985 N Exit 12 (Spout Springs Rd).

Sterling on the Lake currently is zoned for 1,800 homes.

What kind of amenities are planned to be featured in Sterling on the Lake?

Sterling on the Lake's planned community amenities will include parks, walking/biking trails, streams, waterfalls, and three lakes, with the largest lake covering 45 acres. The Lakeside Village Center features a clubhouse, with a fitness center, 27-seat movie theater, and meeting room. Sterling on the Lake also features children's playgrounds, swimming pools, lighted tennis courts, a basketball court and a community dock. All homes are pre-wired with structured wiring for high-speed Internet access, and a community private network is available to all homeowners. Our full-time Activities Director will plan events throughout the community such as potluck dinners, holiday parties, and many exciting children's activities.

What is the current price range of the homes in Sterling on the Lake?
Newland Communities is a developer of master-planned communities. Sterling on the Lake currently features seven builders with homes ranging in price from the low $200,000s to over $1 million.

Are lots available for purchase without a home?
No, the price of the homes listed by the builder includes both the price of the homesite and the price of the home. All homesites were purchased by one of our builders from Newland Communities. Homesites are not available for individual purchase by an outside party.

How much are the homeowner's association fees for Sterling on the Lake?
The fees are currently $780 annually, plus a one-time initiation fee of $500.

Are Sterling on the Lake residents allowed to place fencing in their backyard?
Yes, please see your covenants for detailed instructions on how to obtain approval through the Homeowners' Association.

Can the movie theater be rented?
Yes, the movie theater and grand gathering room in the clubhouse are available for rent for private parties through the Homeowners' Association for a fee.

How can you ensure that only residents use Sterling on the Lake’s amenities?
Upon closing, each resident is issued an access card that allows access to the clubhouse, fitness center, and tennis courts. The pools and water park will be open from dawn to dusk. The fitness center will be open 24 hrs. The lighted tennis courts will be open until 10 pm.

Sterling on the Lake consists of three large lakes that comprise over 75 acres, with the largest covering 45 acres. Homeowners will be allowed to operate boats on the largest lake; however, gasoline powered boats will not be permitted. The lake will be accessible to all homeowners through walking trails, a community dock, and a lakeside pavilion.

Do any of the homesites front the water?
Some homesites in Sterling on the Lake will have views of the lake, but the entire community will have access to the lake through the community dock, trails and lakeside pavilion.

What are the property taxes?
To figure property taxes you multiply the appraised value of house by 40%, deduct the homestead exemption of $10,000, divide the balance by 1,000 and multiply by millage rate.
